  • We’re Live!
    We’ve found great success going Active on Thursday evening. This way it hits everyone’s news feed on Friday morning and gives buyers a chance to schedule showings during the weekend.
  • Showing Time
    Best Practices
    • If you have not already, download the showing time APP to manage any showing requests as they come in.
    • Showing requests are only received through this app. It is important to monitor and approve/deny/or reschedule showings as quickly as op possible to allow buyers agents to plan their route. Buyers typically are looking at several properties throughout the day so we advise to be as accommodating as possible to ensure maximum exposure.
    • If there is ANY specific times that you will be unavailable please let us know so we can block that time out.
    • The requested times are a window; the agent's have during that time to show, however sometimes they may show up earlier or later. Flexibility is key.
  • Showings
    Keep the home clean and yard kept. We recommend you are not home during showings and any animals are secured. Reminder: opening weekend can be busy! This allows maximum exposure to the home.
    Opening Weekend Best Practices:
    • Expect to be gone throughout the days of opening weekend; buyers coordinate throughout the day and times can be inconvenient.
    • Much like getting ready for photos: You will need to make beds, empty the sink, empty the trash, tidy bathrooms and put away laundry. Make the home model home ready.
    • If possible take animals with you when leaving, some people have allergies and we would hate to have any incidents where your pet may escape. If you cannot take them with you please ensure they are secured in a crate
  • Open House
    We like to hold an Open House on the first weekend. Gives us maximum exposure while minimizing time you have to be out of the house. Light a candle for a nice aroma; nothing too strong or flowery.
    • The agent hosting may show up a little early to begin set up and may stay a little later for wrap up.
    • You may have showings right before, during, or immediately after the open house. This is normal as not all buyers can make the open house times.
    • Set up includes placing signs around the neighborhood and their walk through of the home to familiarize themselves with the property and turn on lights/get a video/etc.
  • Weekly Reporting
    We’ll send you a weekly marketing report while we’re Active, and an under contract/What’s Next report once we’re executed.
  • Monday Report
    The Monday following our Active status, we’ll compile any offers and feedback to present for you Monday afternoon. Intent is to Execute an offer by Tuesday morning!
  • Red Lights
    • Weekly reports are sent on Tuesdays. Our team collects feedback from showings over the weekend on Monday. It can take time to get a response from the agents.
    • Exceptions are if we have received offers from showings over the weekend and in that instance you will get a breakdown of the offer/offers by Monday afternoon.
    • Buyers dictate the market. Receiving multiple offers is a great indication that you have listed your home at a great price that matches the value. To further assess the market if any of the three redlights occur that means we need to have a pricing strategy conversation.
    • Ten showings and no contract
